Robert G. Dodge Business Park

Premium business sites are ideally located 2 minutes from Exit 32 of the Maine Turnpike.  The deed-restricted park with a natural wooded setting is the perfect location for professional services of all types.  Sites are full-serviced and largely pre-permitted with available lots ranging from 1.4 acres to 5.9 acres.  


Strategic Location

Businesses have convenient, quick, and easy access to commercial markets, as well as to the southern Maine labor market. Boston is only 90 miles away and Portland, Maine's largest city, is just 16 miles to the north. The public Shuttlebus provides daily service to and from Portland and local routes throughout Biddeford, Saco and Old Orchard Beach.  The Park is 2 miles from the Amtrak Station at Saco Island.

Located along the City's Route 111 commercial corridor, the business park is near shopping, dining and lodging amenities and community facilities, including the Y.M.C.A., Biddeford Ice Arena, and Southern Maine Medical Center.  Biddeford Crossing, Gateway Plaza, and Five Points Shopping Center are also nearby.

Transportation

Passenger air service and air freight shipping is available at the Portland Jetport. The Biddeford Municipal Airport is 2 miles from the Park. Boston's Logan Airport is located 85 miles south. Amtrak passenger train service to Boston is available from the downtown Saco station with several daily trips. Portland's natural deep water port is 16 miles north.

Utilities                                

The sites at the Business Park are fully served by utilities including water, sewer, telephone, electrical, and natural gas. The City completed a $20 million upgrade of its sewer system and treatment facilities which ensures ample capacity to serve the needs of the Park.

Telecommunications

The main communication lines through the Biddeford area are fiber optic with a digital host switch. ISDN and frame relay services are available, and fiber optics can be extended to high capacity customers.  The Park is served by diverse connectivity options offering users redundant capabilities. 

Operating costs
In addition to excellent sites, Biddeford offers businesses a cost-effective environment where operating costs are among the lowest in the region. Costs such as property taxes, water and sewer rates, and waste disposal fees are significantly lower in Biddeford than in other cities in southern Maine.

Incentives 

Robert G. Dodge Business Park is a state designated Pine Tree Zone which may qualify businesses for an array of state tax incentive benefits.  In addition, companies may qualify for other programs which can assist with project financing and workforce development.

Lot 2 was sold to a hotel developer who built a 70 unit “all-suites” facility with amenities such as an indoor pool, fitness center, and meeting space.  Hotel has been open since 2003.

Lot 3 PrimeCare Associates


Lot 3 was sold to PrimeCare Associates for the construction of a 51,000 s.f. medical office building.  This $7 million project was completed in December '07.

 



Lot 5 Professional Office Building

 

Lot 5 has been sold to a developer for the proposed development of a 12,000 s.f. professional office building.  Construction is currently underway and leased space is available 

Lots 9-10:  CSI Project Completed

Counseling Services Inc. (CSI) has constructed a 23,000 s.f. office building on lot 10.  The $3 million project was completed and occupied in May '07.
