BLOCK #5 ~ LAND VALUATION SECTION
This section of the property record card, represents the different multipliers that are used to calculate the land value, i.e., Site index, Condition Factors etc.
This section lists all physical attributes used to determine REPLACEMENT COST NEW. Such as style, grade, number of stories, occupancy, number of bedrooms and baths, etc.
Cost Market Approach
This approach is based on MARKET-ADJUSTED COSTS which is derived from the Marshall-Swift Cost Handbook and is adjusted to the local area, based on sales.
This section includes extra feature such as fireplaces, detached garage, A/C etc.
Outline of property showing living areas, basements, 2nd floor areas etc.
Calculated square footage of all sub-areas of building derived from the sketch.
